Pricing, timelines, scope, ownership of design — the things every client wants to ask but doesn't always know how to.

Pricing & Engagement

No. The first 60-minute consultation — in our studio or on site — is free and obligation-free. It exists for both of us to decide whether we're a good fit before committing to anything.

For Design-Only engagements, we charge a fixed design fee based on scope and project size. For Design & Build, our margin is built into a transparent BoQ — every line shows materials and labour separately, so you see exactly where your money goes. We don't take hidden commission from suppliers; rebates go to the project, not us.

For Design-Only: 50% on signing, 50% on delivery of the design package. For Design & Build: 20% on signing, then milestone-linked draws (typically 5–6 stages), with a 5% retention released 30 days after handover.

For full design and build, we generally take projects from EGP 1.5M and up. For design-only or single-room engagements, the minimum is much lower — talk to us. We do occasionally take on smaller projects when the brief is interesting.

Process & Timelines

Apartment renovations: 3–6 months. Villas: 8–14 months. Restaurants and clinics: 4–8 months. Office fit-outs: 2–5 months. These are typical ranges — your specific scope, finish level, and procurement decisions affect the actual figure.

Yes — and we insist on it. Photoreal 3D walkthroughs are part of our standard design package. You'll see your space from every angle, in your light conditions, with the actual materials we plan to use. Adjustments are easy at this stage; expensive after.

You can, and we'll accommodate them — but we'll be honest about cost and schedule impact before approving. Most major changes during construction add 2–4 weeks per change. We strongly encourage decisions during the design stage where they cost nothing.

Scope & Capabilities

Yes. We have in-house joinery, metalwork, and finishing crews — plus long-term partnerships with electricians, plumbers and HVAC specialists. We never sub the entire build to an external contractor.

Yes. We've completed projects in Alexandria, the North Coast, Sharm El Sheikh, Sokhna, Riyadh, Jeddah, and Dubai. Logistics add cost and time, which we'll make transparent in the proposal.

Yes. Many clients call us in after a builder has finished the structural work. We can scope furniture, soft styling, and art curation as a standalone engagement.

Absolutely. We frequently provide design-only services where you have a contractor in place, or design supervision where you want a designer on site to protect intent. We collaborate cleanly with other practices.

After Handover

12 months on all installed work — joinery, finishes, fixtures, and our installation labour. Furniture and lighting carry the manufacturer's warranty (we'll consolidate these in your handover pack). MEP carries a 24-month warranty on workmanship.

Yes. We do a 30-day post-occupancy walk to catch the small things that only emerge once you live in the space. Beyond that, our project director remains your point of contact for the warranty period and beyond.
